Nestled in the Mount Vernon neighborhood of Baltimore—a National Landmark Historic District and a city Cultural District—600 N. Howard was a blighted 1930s-era lowrise three-story building. As it was listed on the National Registry of Historic Places, the design sought to respect its original features; the existing facade was maintained and the interiors were reinvigorated along with a two-story addition. The new design, with 20 units for multifamily living, was approved by the CHAP Historic Preservation Board.
The remodel offers a mix of studios, one-bedroom and two-bedroom units over five stories. Shared amenities are situated in the basement; a co-working space, gym, bike storage, and community lounge are available to the residents. There is also a rooftop deck amenity space with a shared barbecue area that overlooks surrounding parks and local institutions such as the Peabody Conservatory, Walters Art Museum, University of Baltimore, and the Joseph Meyerhoff Symphony Hall.
On the street level, a retail space is available to service community needs. 600 N Howard fulfills a need in the housing market as it demonstrates the possible rehabilitation of a run-down building, gentle densification, walkable urban living, accessibility to transit, affordability for a middle-income household, and housing diversity.
