600 N. Howard

TypOLOGY — Multi-Family

Completion — In Progress

Location — Baltimore, MD

Nestled in the Mount Vernon neighborhood of Baltimore—a National Landmark Historic District and a city Cultural District—600 N. Howard was a blighted 1930s-era lowrise three-story building. As it was listed on the National Registry of Historic Places, the design sought to respect its original features; the existing facade was maintained and the interiors were reinvigorated along with a two-story addition. The new design, with 20 units for multifamily living, was approved by the CHAP Historic Preservation Board.

The remodel offers a mix of studios, one-bedroom and two-bedroom units over five stories. Shared amenities are situated in the basement; a co-working space, gym, bike storage, and community lounge are available to the residents. There is also a rooftop deck amenity space with a shared barbecue area that overlooks surrounding parks and local institutions such as the Peabody Conservatory, Walters Art Museum, University of Baltimore, and the Joseph Meyerhoff Symphony Hall.

600 N Howard fulfills a need in the housing market as it demonstrates the possible rehabilitation of a run-down building, gentle densification, walkable urban living, accessibility to transit, affordability for a middle-income household, and housing diversity.
